"Once upon a time" there was a place called the Nilgiris, a place so beautiful, a place that had a soul, a place that welcomed people from far and wide.

Then change happened like everywhere else, the sholas and grasslands became estates making way for beautiful tea gardens where the aromas would waft through the crisp air lifting your spirits, a plantation paradise, the Nilgiris welcomed you!

Then change happened...people loved the place so much, that they wanted a piece of it...the land became real estate, the two leaves and a bud, became five leaves and a stalk, the locals migrated to the big cities and the villages wore a deserted look. People came from all over and bought up land and built houses like they would do in concrete city, they bought old colonial british bungalows and made them modern, you had the who's who come and make coonoor their second home. All was well. But, there was a problem - the soul of the place was dying!

In 2020...the world shut down, the people came back, the occupations were revived, land was used, people became aware. There was a revival of the soul. People understood the place. But, this time change is happening consciously, it is tending towards being the Nilgiris that was "Once upon a time".

Here at the Nilgiri project we are trying to take you back to what was in what will be and hoping to offer you what the Nilgiris was, with a difference though, a society for sustainable transformation. Once upon a time!

Hidden within the Nilgiri Bio-Reserve, Aviky's Olive Tree, a Nilgiri Forever Project is designed to give you the warmth and feeling of “Once upon a time”


Bringing in elements of the landscape in harmony amidst the tea gardens producing a living space that embraces nature with “uninterrupted panoramic views.” where the olive tree, the grass slopes and rock views come into play.

With a 180,000 square feet of space, the homes have the potential to makes all guests feel special with the option of choosing their own comfortable plot size ranging from about 10,000 to 20,000 square feet with homes of 1400 to 2800 square feet.


The design team works on an unconventional approach to blend traditional lines and warm colour schemes, making the home feel comfortable while still being a uniquely modern structure.

The Landscape - Thoughtfully designed keeping in mind the natural gradients and the views, each plot is carved out to occupy not more than 25% of built up area, leaving enough space to do your own thing, be it gardening, growing your own vegetables or having a mini forest. The homes are positioned to harmonise the space, where the collective benefit exceeds an individual leverage.

Neighbourhood - With the defence services staff college being a stone throw away, the Nilgiris has attracted the retired officers to make it their home, we have a few such clusters around and a bunch of individual bungalows well designed and in harmony with the place. Additionally there are the friendly Indigenous hamlets too which adds to the charm of the location.

Facilities Around - There are large public grounds and a horse riding facility, along with organic farms for fresh supply of vegetables and dairy. Beautiful trekking paths and viewpoints abound the property too. A proposed sports, recreational and utility services facility is in the works within the development.

Landscape and Building Architecture

The architectural development and layout design, harnesses the topography of the site to make sure every house is positioned uniquely to get the best collective advantage.


The most important influences on the appearance was the location of the house and the period chosen. Here, we choose the construction of traditional cottages which are very closely linked to the region with the use of the best of modern building techniques and material blending Nature within the architectural design for easy day to day modern living.

Once upon a time, a rose-garden sprawling over 60 acres, belonging to the erstwhile Maharaja of Pithapuram, it’s now a sprawling tea garden -


While the main Palace still maintains its regal facade, notwithstanding the many sea-changes inside, the grounds and the out - houses offer a more interesting scenario.


One such building by the pond, with a view of the mountains has been transformed into cosy, comfortable suites, called ATWOOD.

Nestled within a tea estate in Coonoor town…well appointed suites, sitting-room with a fire-place, leading to a bed-room with attractive alcoves with window-seats for relaxing or reading, furnished with antique rosewood and teak furniture and, having a brilliant view of the landscapes, rolling tea estates and flaming sun sets.


The well appointed suites have a charming sitting-room with a fire-place, leading to a bed-room with attractive alcoves with window-seats for relaxing or reading, and a spacious, well appointed bath-room and verandahs with easy chairs or hammocks, from where one can enjoy a view of undulating tea-slopes.


We have 4 quaint suites with its independent fireplaces and sit outs and hammocks and beautiful sunsets + access to the common areas like the sun deck, pond, lawns, bbq areas etc. Roam the acres of private tea gardens which surrounds the building for treks and sit-out picnics.


There is a sun-deck which commands a panoramic view of the rolling-hills, clothed in Shola - trees, and one can watch some flaming sun-sets from here.

A barbeque, and a bon-fire pit are added attractions. Chilly evenings are for enjoying a drink or for story-telling in front of a blazing hearth-fire


We can accommodate a cheerful family of 3 or 4 in each suite and upto 14 cheerful adults at a go.
